INVESTMENT APPROACH


URG specializes in identifying strategic development locations and adequately structuring capital components, resulting in sound, long-term returns for our investors. We utilize our understanding of market trends, growth patterns, and pricing to identify exceptional opportunities in areas where our execution abilities and investment record offer a significant advantage, ultimately resulting in enhanced investor returns and lowered risk.

Our strategy involves a healthy hybrid of ground-up development and strategic value-add acquisitions, executed with a keen focus on risk management, conservative underwriting, and value creation. We actively manage our portfolio, focusing on achieving stable cash flows and capital appreciation and generating attractive returns for our investor base. We focus on acquisition and development project sizes of $3MM+, primarily in the Houston and Dallas markets. Our typical investment horizon spans 3–5 years.

INVESTMENT FOCUS


We focus on developing, acquiring, and managing BTR communities and properties across select markets. The BTR asset class presents a distinctive and compelling opportunity within the real estate market, driven by evolving demographics, shifting consumer preferences, and the potential for long-term income generation and capital appreciation.

  • We believe the aging population, millennials' delay in homeownership, and the increasing number of remote workers seeking lifestyle flexibility will drive sustained demand for rental housing in the coming years.

  • Many markets are experiencing a shortage of rental housing options, resulting in strong rental rate growth and occupancy levels. We aim to capitalize on this supply-demand imbalance by strategically entering underserved markets.

  • We emphasize efficient property management and tenant satisfaction to maximize rental income and tenant retention. By leveraging technology and best practices, we ensure our properties remain competitive and deliver attractive returns.

  • We are committed to sustainable and environmentally friendly development practices. We believe that integrating sustainable design and community amenities benefits the environment and enhances tenant satisfaction and long-term asset value.

  • We seek diversification across markets and property types within the BTR sector to mitigate risks associated with local market fluctuations and evolving consumer preferences.

    We view investing through a fiduciary lens and leverage qualified accounting firms to manage all fund accounting and reporting. Our goal is to provide attractive returns to investors during distribution and exit capital events.

  • Capital + Finance Partners

    We leverage a host of capital partners and anchor investors as well as possess strategic balance sheet partners, allowing us to take on larger projects. Additionally, we leverage a host of exit capital partners at disposition.

  • Acquisitions + Sourcing

    We utilize our competitive advantage by having seasoned boots on the ground who understand the nuances of the markets we develop and engage a network of brokers, off-market deals, and MLS that meet our buy box criteria.

  • Underwriting + Due Diligence

    We implement conservative underwriting and due diligence practices with an institutional focus. Our acquisition criteria emphasize job and population growth, high quality of life, and diverse industries. What’s more, we utilize leading market research and data to drive our investment decisions.

  • Development + Construction

    We have a team of experienced managers who can execute anything from entitlements to CoC. We leverage strategic development partners that provide construction scale with in-house architects, interior designers, and product specialists.

  • Asset + Property Management

    Implement vetted third-party vendors with URG oversight and leverage technology to monitor assets, tenants, and repairs and maintenance. We plan to incrementally bring BTR assets in-house as we scale operations.
